Commercial Solar Panel Cleaning & Maintenance

Most commercial roofs are close to flat, so the rain doesn’t wash much off. Dust, bird mess and lichen just sit on the glass and the panels quietly make less power. We clean them with pure water and soft brushes, give the whole system a once-over while we’re up there, and send you a report with before and after photos.

Who we clean for

The roofs we look after

We’ve cleaned commercial rooftops with thousands of panels on them. We also do plenty of school blocks, sheds and small office roofs. Bigger roofs just mean more gear and more planning.

Factories & warehouses

Big flat roofs pick up yard dust, truck exhaust and plenty of bird mess, and nobody sees it from the ground. These are often our biggest jobs, some with thousands of panels, so access and safety get planned before anyone goes up.

Recent: a timber plant in Katikati that keeps having us back.

Schools

Schools tend to have big arrays and not much budget for looking after them. A clean every year or so keeps the system paying its way, and we keep kids well clear of where we’re working.

Recent: primary schools in Hamilton and Auckland.

Horticulture

Orchard dust, pollen and spray drift land on everything nearby, panels included, and summer bakes it on.

Recent: a head office in Mount Maunganui we’ve cleaned every year since 2024.

Farms & dairy sheds

Cowshed and implement shed roofs cop dust, pollen and damp. Pure water shifts it, so there’s nothing harsh running off near the stock.

Recent: a 90-panel cowshed roof. The farmer’s review is further down.

Offices & commercial property

Look after a few buildings? We can do them in one go and give you the paperwork for each one.

Recent: two office buildings for a Manukau property trust, done every year.

Marae & community buildings

Marae, halls and community buildings. We work around the times the place is being used.

Recent: a marae roof in Northland.

Solar farms

Ground-mounted farms are a different job with different gear. Here’s how we do those.

Installers & O&M

Installers send us work orders for their commercial clients, and we send the report back to them.

How that works →

What ends up on commercial roofs

Flat roofs don’t drain fast, so whatever lands on the panels tends to stay there. Dirt collects along the bottom edge of every panel and builds up from there.

  • Bird droppingsGulls, pigeons and mynas love a roof edge. Their droppings block the light completely and the rain barely touches them.
  • Lichen and mouldPanels that stay damp grow lichen along the frames. It has to be treated and worked off gently. Scrape at it and you’ll scratch the glass.
  • Dust and exhaustTrucks, forklifts, busy roads and the factory next door all leave a greasy film. A shower of rain won’t touch it.
  • Pollen and spray driftOut on farms and orchards, panels get a fresh coat every season.

We’ve seen output improve by up to 30% on some systems we’ve cleaned. Plenty of sites get back less than that. Your report shows exactly what came off, so you can judge it for yourself. How much power dirty panels lose

How a commercial clean goes

Big site or small, it goes the same way every time.

01

You send the details

Panel count or system size, the address and a few roof photos. If it’s a big or tricky site we’ll come and look first. Then you get a quote for that site.

02

We sort the safety

We write a safety plan for your site, do your induction, and set up harnesses, exclusion zones or a lift if the roof needs one.

03

We clean it

Pure water and soft brushes, or the robot on the big flat roofs. No detergent, no water blaster. Lichen gets its own treatment.

04

We check the system

While we’re up there we look over the panels, mounts, cabling and inverter. If something needs your electrician or installer, we’ll tell you.

05

You get the report

Before and after photos, drone shots and notes from the check. Ready to file for your insurer, your installer or your own records.

Most commercial sites need a clean once or twice a year. We can put yours on a regular schedule so nobody has to remember.

The SolarCleano F1 at work. It’s under a minute, give it a watch.

New Zealand’s first solar cleaning robot

A robot for the big roofs

On big flat roofs we bring the SolarCleano F1. It drives down each row with a spinning brush and pure water while one of us steers it, and the last panel gets the same clean as the first. We take the same robot to solar farms.

  • Made for long rows on flat commercial roofs
  • Pure water and a soft brush, nothing harsher
  • One of our techs steers it the whole time

A report you can file

Your facilities manager, insurer or installer will want proof the job was done. Every commercial visit ends with a written report that has:

  • Before and after photos of each array
  • Drone shots of the roof, where we’re allowed to fly
  • Notes from the system check on the panels, mounts, cabling and inverter
  • Anything your electrician or installer should look at
  • When we think it’ll need doing again

Want to find faults you can’t see? Add a drone thermal inspection on the same visit. It picks up hot spots and failing cells.

The paperwork, done before we arrive

Your health and safety team will want this before we set foot on site. Here’s what they’ll get.

Tōtika prequalified contractor

Tōtika prequalified

Our health and safety systems are checked independently under Tōtika, the scheme most big commercial clients in New Zealand ask for.

Site safety plans

A written site-specific safety plan and job safety analysis for every commercial job, sent before we turn up.

Height safety

Harnesses, lanyards and exclusion zones on every roof. If the roof needs a lift, we bring one.

Insurance & inductions

We’re fully insured and can send the certificates. We’ll do your site induction and fill in whatever your contractor system asks for.

How we price commercial jobs

We price commercial work per panel, and the rate drops as the number of panels goes up. A roof with a thousand panels costs a lot less per panel than a small office with forty.

Travel, pure water, working at height and the safety paperwork are listed as separate lines, so you can see where the money goes. Prices are plus GST.

We don’t put commercial prices online. Access, height and how dirty the panels are change the job too much from one site to the next, so we quote each one. House prices are on our solar panel cleaning prices page.

Look after a few sites, or install systems for clients? Ask for our commercial rate card at commercial@ecoshine.co.nz.

What to send us

The more we know, the quicker and sharper the quote.

  • The site address
  • How many panels, or the system size in kW
  • What the roof’s like and how we get up there
  • A few photos (a Google Maps screenshot is fine)
  • Any site rules, inductions or contractor sign-up we need to do
  • How often you’d like it cleaned

For solar installers and O&M contractors

We’ll look after your clients’ panels

We already do commercial maintenance for solar installers. You send a purchase order, we clean the panels and check the system, and the report and photos come back to you. Pass them on or keep them on file, whatever suits.

Commercial Solar Cleaning Questions

It depends on how many panels there are, how easy the roof is to get onto, how dirty they are and how far you are from our nearest team. We charge per panel, and the rate drops as the system gets bigger. Travel, water, height access and the safety paperwork show up as separate lines. Send us the panel count, the address and a few photos and we’ll price your site. Prices are plus GST.

Most commercial sites need it every 6 to 12 months. If you’re near a busy road, industry, orchards, farms or the coast, or the birds like your roof, go for the shorter end. Your first report shows how fast your panels get dirty, and we’ll set the next clean from that. There’s more in our guide to how often commercial solar panels should be cleaned.

No. Commercial solar panel washing for us means pure water and soft brushes on long poles, or the robot on big flat roofs. Pure water dries without spots, so we don’t need detergent, and a water blaster never goes near the glass. Lichen gets its own treatment and is worked off gently.

We’re Tōtika prequalified and fully insured. For every commercial job we write a site-specific safety plan and job safety analysis, do your induction, and send insurance certificates and anything else your contractor system needs before we start.

Yes. We’ve cleaned commercial rooftops with thousands of panels. We plan access for each roof with harnesses, exclusion zones and a lift if it’s needed, and the robot does the heavy lifting on long flat arrays. Ground-mounted farms are a separate job, see solar farm cleaning.

Yes. Installers send us work orders for their commercial clients. We clean, check the system and send the report and photos back to you. Email commercial@ecoshine.co.nz for our commercial rate card.

Pure water and soft brushes is the gentle approach panel makers generally recommend, and some warranties expect the panels to be kept clean. If yours has specific cleaning terms, send them through and we’ll stick to them.
